The Kailis family is proposing a $2 million Greek-Mediterranean tavern in Leederville, Western Australia, converting an underused warehouse at 652 Newcastle Street into a 200-patron venue.
The project, led by Kerasma Hospitality Ptd Ltd and hospitality operator Mickey Kailis, would see the creation of Hellene Taverna just 300 metres from the family’s long-established Oxford Street restaurant.
Plans for the site include a food-focused venue with Greek-inspired design elements, communal dining areas, live music, and a mix of seating styles.
The venue would trade daily from 10am to midnight under a tavern restricted licence, with conditions including no takeaway alcohol, mandatory food service until late, CCTV coverage, RSA-trained staff, and limits on disruptive behaviour.
Noise mitigation measures and acoustic treatments are also proposed, with restrictions on late-night music and requirements for doors and windows to remain closed after 10pm when sound levels increase.
No on-site parking is planned, but the site is near a major public carpark and about 100 metres from a train station.
The City of Vincent received 22 submissions on the proposal, with strong overall support, citing benefits such as revitalising the warehouse and activating the Newcastle Street precinct. Opposition raised concerns about noise, behaviour and parking pressures.
